Finishing a Basement in Northern Colorado: What to Know
Finishing a basement is one of the most popular ways for Northern Colorado homeowners to add living space, whether it’s a family room, guest suite, home office or gym. Here’s what to think about before you start.
Start with permits
Most cities, including Loveland, Fort Collins and Greeley, require a building permit for a basement finish. A good contractor will handle permits and inspections.
Fix moisture first
Look for signs of water: stains, efflorescence or musty smells. Address drainage, grading, gutters and any foundation issues before framing.
Test for radon
Colorado has high radon levels in many areas, so test before you finish and ask about a mitigation system if levels are high. Test kits are inexpensive and easy to use.
Plan for egress windows
A basement bedroom needs a code-compliant egress window. Window well covers keep out snow and debris.
Think about heating, plumbing and layout
Ask whether your HVAC system can handle the extra space, and plan bathrooms and wet bars around existing plumbing to save money.
Choose basement-friendly flooring
Luxury vinyl plank, tile and some carpets handle below-grade spaces well.
